Many investors choose to tap into the equity in their own primary home to help finance the purchase of their #investment of properties. Banks and other lending institutions have many different products that allow you to tap into the equity you've funded. For example, an investor may purchase a property, but instead of going through the normal hassle of trying to finance the property itself, he can instead take a loan on his own home to pay for the #property . In order to obtain a home equity loan or line of credit, you must first have equity in your home. But what if you don’t have a real estate property in Poland? Banks will typically only lend up to a certain percentage of your home's value in total. This percentage differs between lenders, but it is not uncommon to find a lending institution that will offer to lend up to 90% of the value of your home. So how do you get your loan? The first tip is: Make a sizable down payment Banks do not finance property even with #mortgage on a property for 100% of the property price. The second tip is: Be a ‘strong borrower’ You or your company should have a good loan history, and there is nothing good about not having any loan history at all, because the bank doesn’t have any record of how you are paying your debt. The third tip is: apply for a loan to several banks at a time If you are rejected in one bank you still can get a loan in another one, and what is very important is that records of rejection is not shown in the external bank system called BIC right away, so other banks will not know about the rejection. It is a common practice to do so. Also you can use some loan agent that work with many banks and they will do this for you, also you pay them nothing because they get paid but the banks they are working with. The fourth tip is: you should have a stable income in Poland Which means you should be employed or do business for a certain period of time. THe final fifth tip is applicable to foreigners only and it is that you should have a resident status, which means you should have a residence permit in Poland. Generally you may get a land loan only for a residential plot. Also, the property should be located within municipal or corporation limits. Generally for a land loan, the maximum LTV is stipulated at about 70%. This effectively means that you would have to shell out a minimum of 30% of the funds from your own pocket. Also the maximum loan tenure available for land loans is usually 15 years. There is no tax benefit available for land loans.

A lot of people say cash is safer, but I do not believe that to be the case. When you have all your cash tied up in a house it is not easy to get it out. You either have to sell the house or refinance it. Both options can take well over a month and if you are sick or lost your job, refinancing will be almost impossible. The better option is to save money in an emergency fund, and have that available, while using loans to buy your house or investments. You do not have to finance 100 percent of the deal, and it will be tough to do that with an investment property anyway, but some financing is not that risky. In fact, you usually make more money flipping, and buying rentals with loans than you do with cash. You can buy more houses, which is safer due to diversification. You also get more tax advantages, equity pay down, appreciation, and more cash flow buying more houses with a loan, than you do buying less with cash. VA Loan For Investment Property - Converting a VA Loan to a Rental property is a great way to Invest in Real Estate for $0. VA Loan occupancy requirements only state the home needs to be your primary residence at the time of purchase and it's possible to turn your home into a rental investment property after you purchase it. I personally have purchased two homes using the VA Home Loan. Both for $0 down and I have turned one of them into a rental property that is cash flowing for me. If you are interested in purchasing your first investment property and want to do so with $0 down, the VA Home Loan is a great option. The first step is to research your maximum VA Entitlement and purchase a home well below your maximum. Then research the potential rental income you can get for your property before your purchase it and make sure you can rent the home for more than your monthly mortgage payment. Then move out of your home and turn it into a rental property. My lender required 6 months of rental income before he would offset my monthly mortgage payment by my rental income. So during this time, I just moved onto base housing while I was in the military. Then determine how much VA Entitlement you have remaining and purchase another home below this maximum cap. Now you own two homes and purchase both purchased with the VA Loan. Keep in mind there are three ways you make money with a rental property. 1. Cash Flow: This is the difference between your monthly cost to own the property and how much you are charging in rent. 2. Appreciation: On average, the US housing market appreciates 3% per year 3. Debt Paydown: With every mortgage payment you are paying down the amount you owe on your loan. You must have a 20% downpayment in order to buy a house. 20% down is not typical and most buyers who purchase homes with a mortgage put down less than 20%. There are programs out there where you are able to put down 15%, 10%, 3.5% and even 0%. 2:39. 2. Credit pulls. Purchasers are worried about multiple dings on their credit if they shop for a mortgage. The CFPB encourages buyers to shop multiple lenders. If you shop for a mortgage, there will only be one inquiry that *could potentially* affect your credit score. Your credit is pulled when you get pre-approved and about a week before settlement. 5:58. 3. The 30-year fixed mortgage is the best program on the marketplace. There is some truth to this but depending on your situation, how soon you're looking to stay in the residence and future relocation plans, an ARM could be a viable option with a lower interest rate. 7:53 4. An online lender always has the lowest interest rate. It comes down to your goals in the process. A lower rate may come with dealing with a call service, 800 numbers, weak communication, a longer closing period and a weaker offer in a competitive offer situation (compared with someone using a local lender). 10:50. 5. Making an extra payment on your mortgage is a great way to pay your mortgage quicker. Making an extra payment will save you a significant amount of interest in the long-run. However, if you're not planning to stay in the property for 20+ years, could your money be spent better elsewhere with a higher return? If instead of making the extra payment, you invest in the stock market, other investments or put into a rental property (for example) your return could potentially be higher than the end result of a quicker loan term. Fraud by HDFC Limited, when obtained loan to purchase commercial property. This is about the consumer complaint against HDFC Limited. HDFC Limited forced to purchase General Insurance Policy after I have applied for Loan to purchase commercial property and paid the processing fees between 25k to 30k. So, you can also call it forced selling, unethical selling or illegal selling. To begin with, I have asked for the loan to the HDFC Bank to purchase commercial property. They said all the documents are ok and I need to pay processing fees. So, I paid the processing fees. Then, I realize I need some extra amount as loan, and I paid another installment of processing fees. Then everything goes well and I had given property documents as well. Then, the case of illegal and unethical arise. They said, I also needs to purchase general insurance policy to cover the damage for the said property. I have no option, since I have already paid the processing fees. I have allready given commintment to property seller, so I was in no position changing the loan company, ask for processing fees refund or take HDFC to consumer court. I would requer everyone to share this video as much as possible to expose the fraud.
